SHORT-TERM LEASE OF REAL ESTATE: CHANGES EFFECTIVE FROM JANUARY 1, 2025

As of January 1, 2025, significant changes to the regulations governing short-term leases have come into effect in Greece. These changes pertain to the registration of properties in the Short-Term Rental Real Estate Registry and the imposition of restrictions on rentals in certain areas.


What you need to know:

Registration in the Short-Term Rental Real Estate Registry is not possible in certain areas of Athens at least until the end of 2025.


Areas of Athens subject to restrictions:

  • 1st Municipal District: Plaka, Kolonaki, Koukaki, Syntagma, Omonia, Monastiraki, Exarchia, Ilisia, Neapolis.

  • 2nd Municipal District: Mets, Neos Kosmos, Agios Artemios, Pankrati.

  • 3rd Municipal District: Votanikos, Metaxourgio, Gazi, Petralona, Rouf.


SHORT-TERM LEASE OF REAL ESTATE: CHANGES EFFECTIVE FROM JANUARY 1, 2025

Penalties for violations:

A fine of 50% of the income from illegal rental, with a minimum penalty of 20,000 euros.


In the case of a repeated violation, the fine may reach 100% of the income, with a minimum penalty of 40,000 euros.


Property registration is carried out on the website aade.gr.


These restrictions may be extended until the end of 2026.
